Frequently Asked Questions
Pressure washing will not damage any siding if the person performing the job is properly trained. The soap and additive break down the dirt and fungus and allow the pressure washer to agitate the surface and rinse the debris off. It is essential to use the correct size unit, nozzle size and maintain the proper distance from the surface.
Low concentrations of sodium hypochlorite (liquid bleach) will not damage siding. Commercial bleach contains 12% sodium hypochlorite, which is too strong for cleaning many surfaces. However, low concentrations (3%-5%) of bleach will kill fungus and algae, but not harm the surface. We also rinse all surfaces thoroughly to remove all soap and bleach.
The black stains you see on roofs is sometimes called black algae. It is a fungus (gloeocapsa magma) which grows on the northern face of shingle roofs. This fungus feeds on the lime stone filler embedded in the shingle. It can be removed with a specialized cleaner and low pressure. The removal of these stains requires proper equipment, cleaners, training and safety equipment. Yes, we can remove the stain.
Bleach can certainly kill young plants and damage the leaves of foliage. However, pre-wetting plants and foliage is our policy, especially during the hot summer. Because we use a very low concentration of bleach, this has never been a problem.
Most vinyl siding houses can be cleaned in a couple of hours. (1500-2500 sq ft). Larger houses with a variety of surfaces – rock, stone, brick, stucco, etc. – will take longer.
